This is something I've been trying to figure out. Getting numbers to work at 20-25 units is tricky with a PM.

Is there a website that lists every states laws for rubs and/or sub metering?

Depending on size. Hopefully I didn't repeat any.

1. Dog park

2. Play ground

3. Satellite tower

4. Cable, verizon, ect discounts

Imo this doesn't sound good for baltimore city. Most investors I know personally who are in the city look for 15% to 20% caps because of turnover, lead issues, lawsuits, court, utility court, ect. 

Just a though on my part in that area.

Also did you factor in for pest control? Water, sewer, snow, trash?

Insurance is 1200.00 a month? I'd factor in a pm also just so you have it. Numbers look good though imo.

need more information before I could run the numbers. Insurance, maintenance, cap expense, ect. 

How old is the property? Utilities?  Trash removal? Snow, ect?

Comes down to what you are looking for in the return.

most I see you need to,have a net worth of at least 1 million and make 100-200k a year to be apart of them. Then the minimum in is 50-100k.

thanks guys. I'm leaning towards just saving a bit more so I can get in the the commercial side 5 units plus.
