The Best Way to Network with Local Professionals

I'm getting into Wholesaling and through some of the content I've been reading and listening to, one suggested way to gain leads is through networking with local professionals like Divorce Lawyers. My question would be, where do these professionals find value in networking with Investors. Is it because they become seen as more of a resource to their clients because they have a contacts that can help them, or do you typically have to offer a referral fee, or both? I would love some guidance on the best away to approach this avenue of networking
