Does anybody actually have a script when talking to a seller. And how you know you asking the right questions?

I do not have a script I follow verbatim but I make sure I ask at a minimum the following:

  1. Number of beds/baths
  2. Square footage
  3. History of ownership
  4. Why are you selling?
  5. Condition of major components (roof, foundation, hvac, plumbing, electrical)
  6. Asking Price
  7. Vacant or Occupied?
  8. Monthly rent
  9. Any citations/fines against property?
  10. Mortgage owed?
  11. What will you do if you do not sell house?

I try to have a casual conversation but handle business at the same time. Every interaction will be different. Some sellers will be serious while others may be a little more friendly. You guide/control the conversation and let them do most of the talking. Some sellers will not give you a price. They will want you to make an offer first. Some will feel offended if you ask for mortgage information or monthly rent. Ultimately you won't know if you don't ask.

Now get out there and start making some calls!
