I posted this before, but I think it will help you, but make sure you understand what your end objective is, Buy? wholesale? Flip? There are several ways of finding properties. My first suggestion is to join a local real estate investors association, just google and ad your city, so you can find a mentor or partner who has the same interest that you do. Some basic methods of finding properties are: 1) Driving for dollars - Drive your farm area looking for vacant and distressed properties 2) Place adds in small newspapers or direct mail newsletters 3) Place adds on internet sources like craigslist and backpages or Use homemade bandit signs (batman buys houses etc.) 4) Other wholesalers 5) expire mls listings or FSBOS Some more advanced methods are: 1) Working City Code Violations 2) Creating a Birdog network 3) Tenant evictions list 4) Tax certificate sales pre auction list 5) Bankruptcies/divorces Of course you still have foreclosures and probates, but those are the norm and have heavy competition Good luck Big E

thanks for the replys im looking to buy and hold as rentals i seen some people talking about looking each week in the newspapers to see the notice part for most recent foreclosure i was wondering if anyone has done that and where would i go or who do you call to get more info on those houses

Chris, A thousand people saw all of my deals of a lifetime. Some even bid on them, all fell through for some reason or another. A lot of people look, some of them bid, few follow through. I go to my realtor and when I'm buying, we'll look at 20 a day, but that's how the bank REOs operate in my area - always through realtors. Tim

Chris, Real estate investing is not a home-based internet business. If you want to be successful, get out of the house and meet people - lots of people. Tell everyone you know and meet that you are buying houses. Join your local REIA and make friends with the SUCCESSFUL investors. Your new friends will know of deals that they won't want and will be glad to give to you. That's how I find deals. Everyone in my area knows that I buy houses and people call me with deals. Mike

Chris, is your plan to buy and keep them or to try and flip them? You can contact a bank reo agent and if you buy a property from one of their listings they will be motivated to work with you considering they will get both sides of the commission.

Use direct response marketing. I get responses from signs, postcards and Internet ads.

Just starting out and wanted to know how to find the best deals? right now i do a million searches online and find some possible deals but i know a thousand people have already seen them so i want to know how to find the deals and where i can look to be one of the first ones to see them thanks
