First I like to say hello community . I wanted to ask if anybody knows of a hard money lender that will lend to individuals for 2 rehab projects in the western part of Virginia. I must be pretty lucky because I have 1 person giving me a house worth 40,000.  It does need some cosmetics. The second house I can get for 8,000 and its worth 35,000 but its needs alot.  Actually its a shell ( it does have wiring and plumbing) with nothing but the walls . Any help will be greatly appreciated.
