Frist I would like to congratulate you on taking the frist step in your career . As a hypnotist I can answer 1 of your questions with some type of authority.  When you are in the room , remember one thing above all others . At some point each and every person in that room was new at one time . Here is a conversaional tip when in a small crowd of powerful peeople . Remember the pack mentality , devour the weak. Act as if this is not your frist rodeo. Dont spend to much time talking to one person. Bad mistake . Work the room.  And as a new investor. What I would say is -1. Ask each and every person there what type of investing do? And in what area they do it in. Ask if you find a house in that area what are the requirements they are looking for? 2. Ask for a business cards ? 3. And the biggest tip of them all is remember these people are there first and for most to make money . So let them know that you can bring something to the table .

Sammy that the very same problem im having here in Clifton Forge, Virginia . I agree with Jerry im hearing that the markets will be better around summer time.

First I like to say hello community . I wanted to ask if anybody knows of a hard money lender that will lend to individuals for 2 rehab projects in the western part of Virginia. I must be pretty lucky because I have 1 person giving me a house worth 40,000.  It does need some cosmetics. The second house I can get for 8,000 and its worth 35,000 but its needs alot.  Actually its a shell ( it does have wiring and plumbing) with nothing but the walls . Any help will be greatly appreciated.

Just wanted to say I glad I found this site it looks amazing . And if anyone knows of any HML that loans in this direction give me a shout I have found some really excellent properties
