Apartment Portfolio Question

Hello,

I am thinking about starting my real estate portfolio and have warmed to the idea of it being apartments only. How does everyone else feel about this? I would love to hear from others who employ this strategy and their experiences. 

From my perspective it is great to never have to worry about the roof, boiler, foundation etc etc etc.
