Section 8 housing in Detroit

I'm considering purchasing a duplex in the Detroit area. This will be my first rental property so I'm still learning. I'm curious if anyone has experience using section 8 in the Wayne county area and what there opinion is on it? Also what's the process of getting your rental approved for it? Pros and cons etc.

Detroit section 8 was extremely difficult to work with. I do not have recent experience as I stopped accepting section 8 more than a decade ago but i do not believe it has improved. Back then it was virtually impossible to get a case worker on the phone. There were only limited hours a few days per week when one could leave voice messages. Many of those were never returned. It was not unusual for the caseworkers to be reassigned so that the person you spoke with a month previously was no longer the person representing your tenant. The bureaucracy was ridiculous. If you did reach a caseworker they were often apathetic and unhelpful. I will never again accept section 8.
