Apartment buildings or Duplexes?

Hi BPers,

I'm currently trying to decide what the best route to my current goal of 27 units would be, I own 2 units right now and live in 1. I can get a mortgage of $128k, should I buy 2 duplexes approx 80k each or a 4-6 unit apartment building for around 180-200k, I have down payment money for both options, I like the idea of having 1 less building to maintain.
