ok i though that would be the process i just didnt get far enough in the order just wanted to make sure.

Thank you @Claire Trammell. My only confusion and maby i need to go farther in the order process is how do I get my list of contacts to you guys and have them auto printed on the cards?

I have thought of that but I was also considering just send out a post card with address printed direct on it. They have a yellow letter one that definatly looks like it would stick out in the mail but I know i would open a letter with a first class postage stamp. I'll look into the mail house thank you. @Jess Robinson

 Yea I'm moving out to Mill City a little farther out but I got a great deal on a foreclosure that didn't need any work for my primary residence. Just Singned the deal yesterday now just gotta close gonna take a while using usda but hey 0 down.

@Jay Hinrichs I do plan on getting some funding in place I have been vetting out several sources. Now I will actually be marketing in central Salem since I'm moving in the sticks surrounding. As well not nearly as on fire as Pdx with lower price homes. I also plan on doing a bit of networking out here when I'm finished moving and before I actually issue any letters. But I have my list. It was a step in a direction if for nothing's nothing else. Thank you.

I heard one thing on here and that is if its a good deal it will get funded or in sense fund it self. That is how I am tackling my approach. I am going to market for the really good deals and when I have one I will find a way to get the money one way or another because if I find that deal and like Chris M. said make safe cant lose offers and when they are taken I cant lose.

Well Ed, 

I'm in the same boat and have been the last two years. I actually am signing papers on my first house ever and that will be my primary residence. That in it self has tough me a lot about the banks and realtors and in how to sell / buy a house. 

I just bought my first list of direct mail contacts through list source yesterday. I am just going to pull the trigger send out post cards target some motivated sellers directly instead of searching the MLS scouring craigslist for a property that might be a deal. I want the owner to call me tell me they want cash for their house and I am going to have to step to the plate and make it happen.

I will say that I have that fear that I will not be good enough, that I wont be able to do it. However, I have listened to enough bigger pockets pod casts of people who are taking action, that I decided to take one small step at a time and the rest will just work it self out.

So I have finally taken a step of action. I have bought my first list from list source or Equity Owners in my zip codes 97301-97302. Its a list of approx. 1300 people that all have 60-10% equity and they have bought more than 10 years ago. I plan on starting my direct mail campaign here just to start. I plan to wholesale what I can and also cherry pick the best deals to keep as rental properties for my self through the brrrr. 

My question is this the list only cost around $250. Not to bad. A yellow letter campaign will run about $750 to create and mail out. From the cost to get post cards / stamps/ labels my self and mail it doesn't seem cost effective to mail them my self. Any one have experience with self mailing or having help or hiring a friend that needs some extra cash to do the mailing?

I'm excited to just get them in the mail and am ready just to make the investment on the yellow letters to create time and repetitiveness for my self but any input would be great.

Now I'm not an expert but it would seem to me that as long as the cash is coming in to the bank with the LLC name you have record to show to a future lender of bank activities. I think the big trick will come when it's time to do the taxes for the properties. I would consult an accountant to get the logistics of it. I believe as the LLC you can file it with your personal return I just don't know how you would write off the interest / depreciation ect.

One thing I know personal as someone who has rented many times from craigslist. One thing that the people that try and negotiate and the coined term "Professional Tennants" look for is the mom and pop or private renter. I know that when I was looking to rent my house every add that I looked at that had a major or any property management logo or name on it i turned away because of my income situation i wanted to deal with a private land lord. That may be a tip is to come up with a business name for your self so that way you look professional and less of the crazies will contact you trying to get a deal. Also if you have specific rent criteria like the property management firms such as 3x rental amount in income or no felonies posted in the add may help shed off some of the rif raf from the qualified tennants. Just look like a big firm even though you are just a little fish.
