Yes, The property is in Atlanta and Georgia is a Tax Deed state, so does that mean that all sales are Tax Deed Sales? No Tax Lien certificates correct? 

I know the home does not have a mortgage on it but I am not sure about other liens.... I am guessing I need to check with the city in regards to that. 

I do know also about the excess funds that the owner can claim if the taxes are bid up at the actual auction, but if I purchase the property do I become the owner of the excess funds or would that be for the previous owner?

I got a call from a lady who owes back taxes on her property, the tax deed sale is set for 2/2/16. She wants to know can I help her. She is not opposed to selling her home as long as she can get some money out of it. 

Any advice on the best way to structure this?

If it goes to the tax deed sale and someone buys it can I still work a deal?

Do I need to find a buyer that will cover the lien? 

What form of paperwork should I have her sign?

So I am just starting out and still trying to get the hang of finding real motivated sellers.... I also end up getting wholesalers calling and not motivated sellers.

I would really appreciate hearing the best Marketing Strategy and List Source that brings you all motivated sellers. I know there is a TON of motivated sellers in Atlanta, just not sure how to find them.

I currently have 3 Hi End/ Luxury properties price point over $500K - $2,200,000

All properties have instant equity and could use some repairs/upgrades or great buy and holds. 

I have not met many Investors that invest in this price point. 

Any suggestions on how to Market these properties or any Investors that work in this Price Point?

Properties are in Sandy Springs, Stone Mountain, and Collier Hills across the street from Bobby Jones Gulf Course!

I am a bundle of confusion. I have been trying to learn the best way to do a wholesale deal in Atlanta. Since I have been here I have been to so many seminars and programs only to be left more confused. i have had every deal fall through and have been scammed out of money by several people. I know there has to be a better way and that this has to work. 

If someone could spell out the ABC's for me that would be great... 

mainly how to find Motivated sellers and negotiate a good price...

and how to figure out the rehab cost.

I am an realtor so ARV I have pretty covered... but finding a legit end buyer not so much...
