getting funded to buy this property

HI All,

I was on craigslist yesterday and found this property that sounds like a good deal, it's  8 acres ready for development . I'm not sure how to plug it into the analyzer because I have no prospect buyers and I am thinking it would be a good wholesale move since I am fairly new. But wanted to run it by more experienced folks, that could maybe help me figure out what to do with property. I am still learning the steps, what do I do next... and how? I'm willing to share the profits if someone wants to go in on it with me and show me how the process works.                                   

So the following is what I have about this property:

"Put my property up for sale in February, realtor has not had one bite? He's fired (stay away from fish reality) and I'm going to post it myself.
Now accepting offers!!
8 acres ready for development. I've taken it as far as I can: rezoned to residential, new road with curbs and sidewalk, six separate water and sewer stubs. Property is turn key for 5 really large lots! With additional road can build 12 houses on this lot.
Serious inquires only."         (I contacted this person, via email...)...

"asking 240,000 for the property. Only condition and/or terms are we must close by end of January and cover all closing costs. That's it..
 XXXX 166th Ave NW, Ramsey 55303
It's currently a single family residence with 2 driveways. I have literally done everything to develop it, next step is submit a preliminary plot to the city and start selling lots."
