I am looking for someone to partner with me  or to wholesale too for my first deal. I found a property, 8 acres ready for development. Property has been rezoned to residential, new road with curbs and sidewalk, six separate water and sewer stubs. Property is turn key for 5 really large lots! With additional road can build 12 houses on  property.  The Address is 7131 166th Ave NW, Ramsey 55303, seller is asking $240,000 and would like to close on this deal fast (hopefully by the end of January, and cover all closing cost). Hey Brandon Turner, if my memory is correct didn't you talk about USDA funding in one of the podcasts?

HI all, I have a question regarding USDA programs and funding. I'm in Minnesota I just called the rural development department and they said they don't have programs for people to buy homes that are not owner occupied... but I've heard that some of you have used the  USDA to buy properties . ..how did you do that?

I was on craigslist yesterday and found this property that sounds like a good deal, it's  8 acres ready for development . I'm not sure how to plug it into the analyzer because I have no prospect buyers and I am thinking it would be a good wholesale move since I am fairly new. But wanted to run it by more experienced folks, that could maybe help me figure out what to do with property. I am still learning the steps, what do I do next... and how? I'm willing to share the profits if someone wants to go in on it with me and show me how the process works.                                   

So the following is what I have about this property:

I apologize but I don't understand I have found a few properties that I thought we good deals and money didn't find me... could you please be elaborate... perhaps I am missing something.

Thanks for your input... any other ideas on how to get started if someone like me has no money and bad credit 

I am looking into other business to help aid me in getting started in REI and I really need some advice... I found this online advertising company that will pay me much like an affiliate advertising gig, but I am not sure. I could really use so feedback and advice. Below is the link to check it out...
