Im done with reading need help on first action step!!!!!!

So im sick of being stuck reading and just ready to get in there and figure it out. My question is I have a property that I owe no mortgage on but with judgements and taxes there is 22k on it. It needs 15k in repairs to be rent ready and the area its in comps are pretty low. Do I (A) keep the property fix it up and try to fix title (B) Wholesale it for an 8k deal I have on the table use the money for matketing and begin wholesaling or (C) any other option you suggest. I have no available capital and right now and my credit is not good I need help with this bad. Dont want to make a poor decision but also am tired of waiting
