Where to find leads for homes

Hi everyone, I'm wondering what is the best way to find leads on buying homes to flip them or rent them out. I'm also looking for a mentor in this field. I have experience in buying lots and building and I have develop land but when it come to finding homes to flip them I only have come across a few in my career. I wwould really apriciate any input.
