Where do I find a professional to help me purchase a home subject to existing financing?

New lending standards and a weak job market have made it difficult for someone in-between jobs, but solvent and with excellent credit, to own a home.

I am considering purchasing a primary residence subject to the existing loan as a method of bypassing the banks and avoiding hard money lenders.

It is my understanding that I can buy a property subject to the existing loan for as little as buying out the current owners equity, if any, and taking over the existing mortgage payments. How do I find the right professionals to represent me?

Where can I find a Real Estate Attorney and a Real Estate Broker that specializes in helping buyers aquire a primary residence using a "subject to the existing loan" clause?

This appears to be a niche strategy and a niche field. I would imagine someone will say start calling around and ask.

Dedicated cash to buy a home: $100,000

Alternative: Become a tenant -$18,000/year 💸😞
