hey bp community,

   I was wondering what everyones thoughts were on renting to college students. Im looking at a property thats fairly close to a university so i really would like to hear anything and EVERYTHING that can prepare me to deal with college students if i decide to go this path. Im a college student myself and i know i can get a bit rowdy with things that don't belong to me. Is it a good idea or not? Can a landlord do 8-10 month leases? Since most students most likely will be back home for the summer. Or should I stick with 12 month leases instead? Any advice or guidance would be HIGHLY appreciated.
