Hey Bp,

     I'm really trying to get good understanding of the market i'm in to see if it is worth investing in. My problem though I don't know who to go to for some questions. Who exactly can I contact if I wanted to get population and job projections for the future?

  Hey my Bp people,

  I was thinking, could one start real estate shopping before even getting approved from a bank for a mortgage? Or does the process of searching for real estate must include having a loan first?

   I'm looking at a property now and was wondering if I should go to a bank first or go check out the property and see if I like it. I have a 700+ credit score, close to 20% for the down payment and the property isn't that expensive because it's a *handyman special* so I'm not sure what to do. I'm sure I'll get approved (HOPEFULLY) but I don't want to wait around and then have someone else buy it instead ya know? WHAT SHOULD MY NEXT STEP BE?!

thanks for the advice ladies! The spreadsheet sounds like a really good idea actually. Do you think it's bad if I call up some of the competition  and ask them as well? Lol

hey bp community,

   I was wondering what everyones thoughts were on renting to college students. Im looking at a property thats fairly close to a university so i really would like to hear anything and EVERYTHING that can prepare me to deal with college students if i decide to go this path. Im a college student myself and i know i can get a bit rowdy with things that don't belong to me. Is it a good idea or not? Can a landlord do 8-10 month leases? Since most students most likely will be back home for the summer. Or should I stick with 12 month leases instead? Any advice or guidance would be HIGHLY appreciated.

@Missy H. I didn't even know there was a calculator thanks for that. And thanks for your other advice as well. Should one do a background check on tenants that are already living there?

@Austin Youmans aahhhhh so i should calculate both and figure out which works best. ABSOLUTE GENIUS, I can't believe i didn't do that. Thank you!!

@Richard Redding its pretty funny how now that you're financially stable you CHOOSE a more affordable car and thats exactly what i will do. Its a 2011 sentra and i owe about 9500 on it. As far as finding an outlet i do tend to read a lot. Never read 'Waking Up' but will definetly put it on my reading list. Thanks again for the advice brotha!
