I found a fix an flip property I believe I will be making my first offer on (newbie). FSBO, looks like it has been abondoned for a while, grass is tall, mostly cosmetic. After running the numbers and pulling comps, being very conservative with my numbers, I feel I can make a great profit. I'm lining up my GC to take a look and give me his assessment. Wish me luck BP nation.

Stuart,

On the plus side, you are out there in the field taking action.  The more offers you make the more opportunities you generate!
