When wholesaling do you need to purchase title insurance?

 I just spoke to them, you will need it for the expired listings service.

I do not have anything under contract at the moment. My fear is that I will get stuck with a property that I cannot close on. I really do not want this to happen my first time. I am actively searching for a property to get under contract though.

I spent about a total of 10 minutes sending out the campaign, wasn't much busy work involved. Thanks for the feedback, I appreciate any and all advice. 

Sent out my first direct mail campaign today, 2 touch yellow letters/post cards targeting cash buyers and private lenders. I'll post a follow up with numbers/stats. Hopefully I'll at least get a couple of call backs, not expecting much.

No, unfortuantely after the inspection I decided to pass on the property. The rehab would have just been too much to take on and would have taken too long to complete. The profit margin just wasn't there for me, maybe for a more experienced investor. I'm still eagerly looking for my first though.
