I get to see few investors in my market who buy, rehab and list the property in the market and stay listed for long time! before it sales!

I believe that would be a time consuming and waste of money for a flip specially if you're using hard money.

I'm undecided if should I move to a hot market to do fix and flip deals,

Im considering  Houston TX market! since I already have family members in that area.

could someone give me an advice on this please ?
