How to find list for those behind on payments
Hi. I had heard in some of the podcasts that there are websites or methods to find names/addresses of people who have fallen behind on their payments, but not yet in foreclosure (or in foreclosure is fine also as long as it's clearly tagged). Anyone know where to start to find something like this? Would listsource's database have this and would it be accurate? Thanks!

It's different state-to-state. In New Jersey, simply go to http://www.njlispendens.com/ and you can download a list of everyone in default (easiest state ever to market to: my group would download the list on excel and link that list to our SendOutCards account. BAM!)
Other states, I think you need to go to the county clerk if you want a lis pendens list (people in pre-foreclosure). From what I understand, it's a huge hassle for them to help you get that information, so be super nice. Bring doughnuts!
