Where to go now?

I posted on the site a little while stating that I would like to start investing in multifamily properties. Well I thought I had everything in the bag with an owner-financing deal, but then it happened. I had a major family medical issue that occurred and the delay caused me to lose out on the deal. At the same time I lost my private lender for the down payment. Now I am back to square one and could use some advise. What is the best way for me to proceed I have extremely limited funds and no private lenders?
