as a newbie how do I perform this type of research? Is there a certain website or true indicators as to who the investors are? I apologize ahead of time for my basic questions

thank you Chris and Walter. I will definitely take your advice. I was concerned about placing a property under contract first for fear of not gaining funding and being required to pay fee's for holding the property. I will also listen to those episodes I love the podcast but have started from a previous recommendation around 100. Thank you both again!

Hello Everyone,

    I am curious about how to find a partner for real estate deals. I have found a few deals that would be beneficial and profitable but unfortunately do not have my own cash to pursue completely. I have made several attempts at locating private money for these deals but have been unsuccessful. I would like to take on a partner but am unsure of the best approach to find one especially a trustworthy partner. Does anyone have any recommendations?

I hope this is the right section to post this. I was curious if you could help answer a question for me. Is it legal, or is there a legal and safe way to market for private money? As I am starting out in this business I understand marketing is everything, and if there is a way to attract people who could benefit from my real estate deals I would love to do that legally of course.  This same question but for business partners as well?

A small back story as I know many of you will say there are other ways. I had my first deal ready ,but due to family medical issues I lost out on a private lending source. To ensure I am able to start this career I have already picked up a second job to ensure I can save for a property, but if there is a way to jump back in sooner I would like to explore that option. Thank you everyone for your advice.

I posted on the site a little while stating that I would like to start investing in multifamily properties. Well I thought I had everything in the bag with an owner-financing deal, but then it happened. I had a major family medical issue that occurred and the delay caused me to lose out on the deal. At the same time I lost my private lender for the down payment. Now I am back to square one and could use some advise. What is the best way for me to proceed I have extremely limited funds and no private lenders?

it has been to my understanding that a cap rate helps to determine the value of a property. I agree that I either buy above or below but the goal should be to buy above meaning I am getting a good deal. The other approaches are always considered and can equally be turned into a cap rate.
