You can probably find a answer to this somewhere else but I can answer it no problem.

It really depends on the market but usually the basics other investors are looking for good deals, houses in decent neighborhoods, and a good cash flow depending on who's buying it.

The simplest way I'm thinking you could find out directly is from the buyer's themselves or look online to see what properties they are buying themselves.

You can do that above and just find more properties like the one's you see people buying.

You can also get the right contracts if you go on the tab 'Resources,' and go to 'FilePlace.'

You should be able to find it there.

You could also find a real estate agent familiar with this type of investing to find a buyer for you.

Just know it might be split 50/50 if you decide to work with someone.

Thanks for starting this topic I was just thinking about this.

I understand how people are saying keeping a day job is more 'secure.' The thing is most people start a business because they do not like the idea of having a job for a variety of reasons.

I think everyone's situation is different and you should think about it for yourself.

I think if you go to Resources then click on FilePlace on here you would be able to find the templates.

As far as you being in Texas I don't think that would make a difference. I would do some research on that yourself.

For me Professionalism doesn't mean changing up who I am, 'customer service personality,' you know?

I just recommend you stay honest and do what you say you are going to do. At the same time stay true to yourself. We're all human.

If you want a more focused approach I would recommend Driving for Dollars, I won't go into it because it's articles all over BP about it.

Basically you would be mailing houses your sure are distressed, it may save you money or time.

Yeah I agree with Thomas, I like Keller Williams myself too. Partly because they have a better understanding of investing usually, and it does help that your familiar with investing yourself.

Haha, but seriously what I would do is learn off YouTube even if it's for a short amount of time each day. Flipthiswholesaler(If you want to wholesale houses) on YouTube is a good starting point. You'll start to see what you will need to do and be more efficient at it instead of sitting in networking events which you look like you don't have time for.
