Want in on Owner Occupied Investing

Hi guys, I'm really excited about getting into the real estate game and want to start off as an Owner Occupied investor. I'm looking to purchase a tri or 4 plex to accumulate multiple sources in cash flow. I live in Buffalo, NY and want to house people that can pay out of pocket and/or through Belmont or Section 8. Background on me: I'm a 21 year old, high school grad, Musician/bartender. I have little to no car credit, I live for "free" with my gf and roommates but I know longer want to be a free loader and own my own property. If you can give me an almost step by step list of moves that I need to make to get my first Tri or 4 Plex I'd be forever in your debt. Now I've read Rich Dad, Poor Dad. Brandon Turner's Creative Real Estate book. And spoke with some landlords I personally know. Suggestions on books are fine but I really want more action, if you have a book, please tell me what was in that book that struck you. Thank you.
