How to find local real estate market data (i.e. inventories)
Hi all:
This is my BP debut on the forums. My question focuses on local data to understand the demands (and opportunities) of the real estate market.
I am reading J. Scott's book on flipping houses. In the book, and in particular chapter 5 or 6, he discusses the need to understand precisely what people are buying (and not buying) in the local market in which an investor is interested. I could not agree more. A basic business concept is to understand what people want (the problem) and then solve it.
My issue is on how to obtain that information. Perhaps Mr. Scott discusses it more thoroughly in the book, but given that I like to chase rabbits, my patience did not allow me to wait that long.
Does anyone know how I can learn (1) how many properties were sold in the last year (or 5), (2) nature of those homes, (3) and other relevant information regarding them.
I live in Western Kentucky and do not have my real estate license. I appreciate any feedback!

ANy Realtor can give you this data its published on the MLS each month... Although in some markets were youi have so much off market transactions this can be more difficult and in non disclosure states as well. but for west coast its simpl
