I am new to real estate investing and have a question.

It seems that whether you are an agent/investor or investor, a big pain for me is coordinating with all the service providers to a transaction (i.e. inspectors, appraisers, attorney, insurance, etc.).  When I enter a new market, I don't always know who to use (except referrals). 

How do you handle all these providers? (communication, booking, researching, paying)?  Is there a system out here?

Hi all!

I am a new investor in Western Kentucky, but I attended law school at Northern Kentucky University.  With respect to an attorney, I recommend looking into Michael Sutton.  He has a vast amount of experience in real estate.  Even if you do not believe he is the right choice, he can point you in the right direction.  You can search his name and Kentucky.

I read that. However, I want to gauge interest now, as it's been 4 months. From where will you be coming? I guess the first line of business is to determine a city in which to meet. Should I start another thread to attract those with keyword alerts?

Thank you.  I'd be happy to provide more detail.

1) The properties are located in a decent area.  The current owner is getting older and just wants out.  They were all remodeled a few years ago.  My contractor and I are going on site in a couple of days.

2) The mortgage will comprise of a promissory note with a five-year balloon at 4.75% on only about $151,200 (20K down).  I will put 20K down on the $189,000. 

3) All other expenses are covered by the tenants (lawn, utilities, etc.).
