Hi Everyone,

I found some websites that I am really excited about in terms of local marketing. I found these websites: http://designsthatsell.biz and http://www.deesigncompany.com/

The 1st one is really exciting to me. Not only do they have signs for the major companies but they also give the smaller companies and the private sellers the opportunity to have a nice theme. You can have matching business cards, fliers, yard signs, newspaper ads, etc.

As someone who is really into marketing I really like this. I think that it is important to have one graphic theme that people will remember and recognize me by. I think that it makes smaller sellers more well-known in the community and I think that is a good idea; especially when it comes to competing with the bigger companies.

Thank you guys so much for your answers. I am a big fan of marketing - it's a lot of fun. What are some of the best local marketing tactics that you have had experience with. What works?

I am wondering what everyone thinks the most important things to concentrate on are when you are just starting out? Some examples would be creating working relationships with lenders, marketing, finding a good Realtor or property manager. I want to hear everyone's ideas and experiences on starting out and what the most important things ended up being.

One of the things about selling through a Realtor is all of the tools and resources they have. A lot of buyers trust them because they can be certain that the Realtor knows what they are doing and it is an easy first place to start when looking for a home.

If you can give yourself a professional appearance, though, and make it look like you really know what you are doing then you will have that plus on top of actually caring about if and when your property actually sells.

Some sellers don't put a lot into their marketing to make themselves look professional because they want to get the most money possible out of their sale. If you are going to sell without a Realtor, though, it's pretty important to put more into your marketing. By advertising you make yourself easier to access and you also give more assurance to buyers that you know what you are doing.

Some ways to give yourself a professional appearance are through newspaper ads and yard signs. Instead of just putting a classified ad saying that you have a house for sale it is good to pay for one of the ads in the section like the Realtors have advertising that you have houses for sale. You can also buy customized yard signs instead of just buying a "House For Sale" sign at your local market. There are some sign websites that have some nice-looking signs. Two of them that I have found are: http://designsthatsell.biz/ and http://realestatesigns.com/

I really like Designs that Sell because they have such a huge variety and they also help you with your fliers, business cards, newspaper ads, etc, so that you have a professional matching theme for all of your marketing materials.

What are some other things that people on this forum do to make themselves look more professional and also more accessible to buyers?
