Buying in Livonia Michigan

I am about to start my investment venture in 2015. I live in Los Angeles but I want to buy Single Family Residences in Livonia, Michigan for under 100,000 and rent it out for a few years and then sell when the market is good. I was going to have my sister help me with management who lives in Detroit. Please share your thoughts?

half of our rentals are in livonia.  not as cheap as other areas,  but great area.
