How do people feel about Turnkey Investment (buy and hold rental)  for my first deal?  I wanted to get my hands dirty in something local near Los Angeles but I am finding better Turnkey deals in other markets with less to worry about.  Do you think I still can get the knowledge I need from a Turnkey deal so that I can start structuring my own deals in the future or is it just best to get my hands dirty--that meaning do a deal and manage the property myself?

So I partnered up with another successful agent. I do the door knocking. He follows up and closes the listing. Everything else I am pretty much piggy backing off of him. We are going to do a partnership agreement what do you think is a fair split for myself?
