Analyzing Multifamily/Bulk Property Deals

I just got into real estate about 4 months ago and here in Indianapolis, Indiana it seems like everyone is passing around the same single family home deals around. I venture out and all I seem to get is Multifamily and Bulk property deals which is great because I found that I like those type of properties much better. The problem is that I don't think I am analyzing the deals correctly because I haven't closed on a single deal yet.
