Thanks Nicholas and Jerry!!! But would a portfolio loan work better if I am trying to build my own portfolio of rental properties?

I was wondering is there a way to wholesale or assign over land contracts... if so how do you go about doing it??..would it be the same as assigning a purchase agreement??

To get right to the point I am looking for some help. I have trouble finding serious buyer, I deal with owners that sale Bulk/Portfolios of properties In the million dollar plus area but as of late it has gotten very difficult to find buyer that are not just wasting my time.

Thanks for responding. Your feedback is interesting because we have only used non circumvent contracts for our bulk properties (to protect our buyers information and to prevent someone from putting properties on the market that shouldn't be) but, we do put single family homes under contrac.

My partner and I are real estate investors in Indianapolis, IN and we work with investors from multiple states.  Our challenge is finding serious buyers for bulk/portfolio property deals. We have had people try to take our information/deal and go around us and try to contact our sellers directly. I guess my question is how do I find big money serious buyers?
