Minnesota Common Expenses

Hi Minnesota Investors!

I was wondering what expenses your adjusting for in your calculations and how much?  I'm seeing quite a bit of variation or no numbers at all and want a realistic estimate.  These are the kind of numbers I have been seeing.   

  • Electric - $2,050
  • Fuel- $1,934
  • Insurance - $4,800
  • Maintenance - $1,500
  • Repair - $1,500
  • Trash - $436
  • Water/Sewer - $1273
  • Caretaker - ?
  • Tenant Placement - 1 month's rent
  • Management - $1068

I'm not certain what kind of calculations you're thinking of or what kind of property you're considering.  Most of these expenses can vary quite a bit by property and type of property.  A couple you're missing that will and might come into play include real estate taxes and association fees.
