Post: Inflation and Leverage Question

Hi! We are working on a 1031 Exchange and have our eye on several properties that are cash-flowing.

With inflation, market predictions, and everything else we are trying to see if we should maximize/further our investment in real estate by getting as much as we can with our money (but staying under the 200% rule), or if it would be better to put more money down so that we have less that we need to finance.

We are leaning towards putting in smaller down payments and getting more properties, but want to make sure we aren’t missing/overlooking anything!

Hi,

We are selling our properties and want to reinvest via a 1031 exchange.  We are looking for deals that are more passive.  Our properties are going fast so wanted to put out some feelers.

Thanks,

Post: We are being sued! - Who is liable?

Hi,

One of our past tenants are suing because they claim that issues were not fixed in a timely manner (even though there is documentation showing otherwise).  Our property manager's lawyer is advising her that we as Property Owners are liable, not her as the property management company.  Even though she is responsible for dealing with tenants and repairs.  Our properties are in Minnesota.

Is this accurate?  Any insite would be greatly appreciated!

Hi,

My wife and I own 10 units(four properties) in the St. Paul, MN area.  We are out of state investors (originally from MN) and need a company that is trustworthy, reliable, communicates well and is detail orientated.

Thank you for your help!!

Hi,

I want to switch my real estate business address from my personal address to a PO Box then my mail would get forwarded to my personal address as an added protection.

There are quite a few mailbox businesses that do this.

Any suggestions?

Hi Everyone,

We are looking for a great financial adviser. I would like someone that has a thorough working knowledge of all aspects of finance but a focus on building wealth through REI.

Any help / recommendations would be greatly appreciated!

Hi Everyone,

Just closed on our first property this morning and am wondering what the next steps are.

SD IRA won't work because we want this to turn into a full time job where I can live off the properties, and SD IRA's I believe you can't use for your benefit until retirement.

I have found a couple of posts where people use regular bank accounts to deposit their income in and a separate one for the security deposits in.

What would you guys do?

Thanks for your help!
