Hi, I am looking for a list of properties that require a cash buyer in return for instant equity. Is there a list of wholesalers? I see ones advertised here and there but where can I find the most comprehensive list?  I am looking on the east coast.   Also would be interested in what you feel is the best number for equity and if always refinancing makes the most sense. Thanks for the input!

There is no such list and if someone wants to sell you one, it's a scam. You have to build your own list from your local market. There are places to find wholesalers, like craigslist, bandit signs, REA, realtors, newspapers, etc. Why do you need a list of wholesalers? I would rather have a list of motivated sellers and cash buyers.  I am not trying to be a smartass. What is your goal or objective?
