Any one in central Texas have a bank or credit union you would recommend for a cash out re-fi?  What is the average interest range currently?   Thanks!  Appreciate the imput.   Marie

True.  Appreciate your comments!  I've had one contractor come have a look.  He gave me a ballpark figure of $30/sf.  Making a detailed list now.    I'll have a couple more estimates done before I decide.

Hi!  I was wondering if someone could help me with a general estimate per sq. ft. on a complete rehab of a property.  I know it would be a ball park figure but even that would be helpful.  I bought the house at the last tax sale...  1410 sf.   Slab foundation, has considerable termite damage in kitchen & bathroom, so 2x4s will need replacing in places.  Needs new roof, windows, electric panel, new wiring, and some plumbing.  Outside will need siding, and of course the usual new kitchen/bathroom cabinets, etc.   It is a 1954 build, which I will be holding as a rental.  So it doesn't need to be fancy.  Nice, clean & functional!  What would you estimate the rehab at, per sf?

Hi Justin,  I live in Calgary and am currently in Dallas, investing in real estate stateside.  I agree with you.  The Canadian market was too pricey for me, but I've made it work in Texas.  Cal Ewing, another Bigger Pockets member also does the same.

Maybe we can have another BP meet up for those of us in Calgary and exchange ideas and things we've learned.  From what I understand there are quite a few of us... Just hope it's scheduled after June 1st... so I have the chance to attend.  :)

I'm here in Calgary but have only invested stateside, for the reasons you've mentioned.   I'm currently holding 2 rentals in Waco Texas and rehabbing a property in Dallas.    For me, it hasn't made sense to invest in Canada, at least not at this time.  I admire those of you that are.   I'm a dual citizen, have friends in Texas as well as 2 of my kids, so it all works.  Wish you all the best in your efforts!

 Yes, thanks Al.  I am named as the 1st lien holder... I am getting in touch with him regarding coverage.  Hopefully he will be compliant.

I would suffer the loss seeing as I'm holding the "note" - it's owner financed.  If something happened to the house that wasn't covered by insurance, it would be my loss and his to a degree as well, of course.
