How did you find your niche?

Hello Everyone,

I am currently researching real estate and trying to figure out how to find my niche. I would love to hear other people's stories for how you found your niche!

More about me if you want to give advice: I am a teacher at a private school (investing will hopefully subsidize my love of teaching) in the Denver metro area. I attended graduate school at the University of Denver (a school that has more graduate students than undergrads), I also still live near that area. I would be able to bring together investors if an opportunity was ripe.

That said, one idea my wife and I have is condo property near DU for instant cash flow. We would also like being able to scale into larger properties. I like the idea of focusing around a university since the school will outlive us. I also this could fit my niche, as I attended school there and know the area.

I am not 100% sure this is a good niche, and would love to hear how you figured out your niche and what were some key factors.
