how do you find owner financing and subject to deals. Please help

You'll first need to market to motivated sellers. Motivated sellers could be Out of state property owners, owners in pre-foreclosure, getting a divorce, owners with vacant or rundown properties, delinquent taxes, expired listings, in probate, evicting tenants etc. The list goes on and on.
Once you find them, find out how much they own on the property. If they have a lot of equity or if they don't have a mortgage on the property, owner financing may be an option. If they don't have equity, Sub2 may be an option.
Next you'd contact them to schedule a time to check out the property and start negotiations. That's when you would talk to them about seller financing or sub2.
