Investing in College Towns or Military bases.

I’m looking to purchase my first rental after house hacking for years. My interest is in multi family housing near colleges or areas with military bases in the East or SE. If anyone is up for a quick chat or any advice I’m all ears and hope to bring some value back to you as well, my background is 13 years in insurance.
