I’m looking to purchase my first rental after house hacking for years. My interest is in multi family housing near colleges or areas with military bases in the East or SE. If anyone is up for a quick chat or any advice I’m all ears and hope to bring some value back to you as well, my background is 13 years in insurance. I've been in insurance for 7 years, what I've seen is you'll have a more limited selection as far as companies willing to write homes with flat roofs. Best bet is to call different agents and see who's writing in that area-they have the best pulse on the market and who's writing currently.  If there is no attic access, a wind mitigation will get you limited to no discounts unless you're going for the impact wind/hurricane shutter credit. A good time to shop for insurance would be from December-early March as we're almost or completely out of hurricane season and companies might be more relaxed on guidelines going into the new year or early next year.

Good day all! I'm excited to be apart of this community and am a newbie here. I started listening to the Bigger Pockets podcast recently and am hooked (as I'm sure most of you are as well)! I've been a licensed real estate agent for over a year now, am a novice house hacker and do insurance by day (which pays the bills but lack the passion for).  I bought my first property from family in 2013 and it's been a great investment. I'm looking to do more investing and networking, hence what led me here. My interests are currently about learning about Flipping, Wholesaling and potentially rental properties in the future-working on narrowing my focus as I learn more. I'm in the South Florida area-specifically Palm Beach and Broward county-looking to join the BREIA in January. My goal is to network and sponge as much as information as possible. If anyone needs help from stuffing envelopes to showing/finding properties or cleaning houses, I'm willing to chip in where need be if anyone could use an extra hand (no pun intended). Looking forward to meeting some great people and hopefully life long friends through the site. Thanks in advance for any knowledge and advice to be shared!
