Hi, My names is Natalie. I am 19 years old Fresh out of Highschool. Im seeking Advice on wholesaling. My main focus is finding leads or deals. I'm not confident on my calculations for ARV or Rehab cost and don't want to get a property under contract if it's not really a deal. Any advice or suggestions would be very helpful.

Located in Chicago, IL been wholesaling for a While Now but yet to close My first deal yet. Been stuck on doing tons of research and looking at properties but haven't put action. Because I haven't been confident on my calculations for ARV & Rehab or How exactly to fill out a contract going about things the CORRECT way. if interested in working together, or even mentoring, giving some advice, or walking me through my first deal would me supper helpful and is very appreciated.
