Connecting with other Houston investors

Hello BP fam! 
I am starting out and planning to make my first RE investment in the Q1 2025. I've spent time assessing areas locally and identified Richmond, Pearland, Conroe, Montgomery and Katy as prospective areas to invest in. I plan to start by investing in a SFH to get my feet wet and then growing my portfolio from there. I'm looking for mentorship from other investors in this forum to help me identify deals, help avoid common pitfalls and learn from failures.

This community and forum have been an absolute treasure trove of information and Id love to actively contribute along the way.

Which areas are you leaning more towards? My piece of advice would be to make sure you have a great agent in your corner to help you assess the market, make informed decisions, etc. having a good agent can be day & nights difference when it comes to your experience. I have a few in the markets you're looking in and would be happy to make an intro. 

I am right down the way, located in College Station / Bryan market. Have you ever thought about our area?

Your best bet is to go to real estate networking events near those areas and talk to those who have invested in those areas.

Welcome @Reno Philip,

Great idea to start slower and get your bearings before jumping all in. I learned a ton of valuable info from my first rental and it gave me even more confidence to turn things up. 

Out of your list, I suggest the Northern and Western cities you listed (Conroe, Montgomery, and Katy). I prefer to stay further from the coast and hopefully further from major storm/flooding events (potentially lower insurance costs).  Spring and Tomball are a great market to check out as well. I recently helped a first time investor by a great home up near Benders Landing in Spring for their first rental.

I haven't looked at College Station yet. I'm trying to start off with something closer to Houston as my first property, but will keep College station in mind for the future.
