Hi Donald! I was raised in Montgomery and grew up in a couple houses on Lake Conroe in different neighborhoods. First of all - Those different neighborhoods would matter in my opinion on desirability for a STR as some are still further out from a lot of the new development and there might be hotels/resorts with great value to them by being closer.

Also - Although that could definitely be a great STR area, I would also look at College Station (parents visiting their college kids, going to A&M games, etc.), or closer to Downtown Houston as there are obviously a ton of attractions bringing travelers here for plenty of reasons.

Lake Conroe can also be a great LTR area, we have a lot there in the Portfolio. Best of luck!!!

Quote from @Jimmy Lin:

Do you guys recommend the Houston Market as a cash flow play?  The high property taxes takes out most of the profits.  Is there a specific Niche in Houston market that investors are focusing on?

It's been a tough market for high or maybe any cashflow with decent A/B properties in some parts of Houston, BUT the long-term equity growth is what makes these type of investments very positive in the long-run! We are hoping to see a better market in 2025 with lower rates and hopefully some deduction in property taxes, though. Fingers crossed!!

Hi Cole! I'm born and raised in Houston and now work with a full service long-term rental management managing over 300 doors - all SF or MU (up to 4 unit). I personally know both @Jaclyn Cano and @Wale Lawal and can confidently say both are great and VERY Investor friendly! BRRRR method is also a great way to go - good luck!

Deal Machine, MojoDialer, foreclosures daily, roddy report, prophawk, propelio, landvoice.  Probably every dialer company has lists they can sell you.

I think it is better to call yourself vs using cold callers.  Let them do the follow up and paperwork and maybe lead cleanup, but you do the dialing and talking yourself for much better results.

 Great advice again, @Bruce Lynn!

Well said, @Bruce Lynn!
