I'm interested in connecting with like minded individuals who are also passionate about real estate investing and property development. I would greatly appreciate any advice you could offer on how to get started with buying your first property also Are there specific resources or strategies you found most helpful when you were starting out? If you know of any local groups, events, or online communities where I could meet others who share this interest! thank you.

Do you ever come up to the Pasadena area?  I have a Meetup Group that goes over all of what you are asking.

To get to the point for you, you need to buy out of state if you want to grow wealth with rentals.  For flipping homes, you can do that in SoCal - IF you can find a deal which is very hard these days. Next is development but that is for the highly experienced.

I don't make it up to the Pasadena area often, but I'm definitely interested in learning more about your group and the insights you share regarding out of state investing for rental properties. I'm open to consider the potential for growth in different markets.

California It seems like the market quite competitive.

I'd love to hear more about your experiences and any tips you have for navigating these different aspects of real estate investing and development.

There are some great opportunities in the Ohio markets. Many investors from California are choosing to invest in the Midwest because of the low barrier to entry and yearly cash returns making more sense in these lower priced markets. Ohio markets show up 3 times in Zillow’s 2024 hottest markets, with Columbus and Cincinnati taking the top 2 and 3 spots. I moved from Florida to start investing in Columbus because of the same reason.

Hi Jessica, I will say that if you're investing in California, you won't be finding any positive cash flow and it will be purely an appreciation play for the most part. I would advise possibly looking at out of state investing - I would recommend Columbus Ohio! You can still find the 1% rule and tons of appreciation in this market. A lot of my out of state investors are from California and they love this market!
