College Student needing Advice

Hey! My name is Lucas Wolf, I'm 18, and I am a current student at Boise State University. I am currently trying to purchase my first real estate property but lack enough knowledge to find the right deal. My bigger question though is, are FHA and DSCR loans my only viable option since I am 18 and have about 0 capital. What would be a path someone could recommend for me to take in order to land my first property? Additionally, I have been looking into section 8 investing around the area and does anyone know if manufactured homes qualify for section 8 housing? I was looking at the numbers and even though I might not know too much, the numbers seem to make more sense in my position. That's just my thoughts if anyone has any helpful tips or recommendations for what I do I would much appreciate it. Thank you for reading.
