Hello, I am trying to figure out the best way to approach getting into real estate in boise. Should I get my license and become an agent? Not sure what to do. I am fourth generation for a family owned management/development/consulting company based in Southern California but I am in Idaho for college around 9 months out of the year. I have prior experience regarding management, strategy, marketing, bids, you name it I probably now a thing or two at least. I am 18 and going into my second year of college this fall and a full time student but my schedule is not too jammed with classes because I am part online. If anyone can lead me in the right direction I would be very grateful and appreciate any words of wisdom or advice. I do enjoy all branches of real estate so I will hear out anyone!

Hey! My name is Lucas Wolf, I'm 18, and I am a current student at Boise State University. I am currently trying to purchase my first real estate property but lack enough knowledge to find the right deal. My bigger question though is, are FHA and DSCR loans my only viable option since I am 18 and have about 0 capital. What would be a path someone could recommend for me to take in order to land my first property? Additionally, I have been looking into section 8 investing around the area and does anyone know if manufactured homes qualify for section 8 housing? I was looking at the numbers and even though I might not know too much, the numbers seem to make more sense in my position. That's just my thoughts if anyone has any helpful tips or recommendations for what I do I would much appreciate it. Thank you for reading.

Hello, I am Lucas Wolf, 18, i’ve been watching biggerpockets for a year now just absorbing knowledge, I have low capital but my plan is to get enough capital to get one Section 8 Property as proof of concept to bring to an investor and scale from that, Im struggling to figure out how to “crunch” numbers on properties and where to even look for the correct deals, it feels like Im just throwing darts blind folded, the main point is that I just need help knowing what to look for in a property EX. Pricing, location, etc. anything helps thank you!
