New investor questions-LLC vs SP, Current SP questions

Hello I'm a brand new investor with a SFP. I got a really good deal on it and it's cash flowing almost $400 a month. My main question is I own this as a sole proprietor. Should I keep it as a sole proprietor or should I look into making an LLC? What have you found as benefits to both?

As a current SP I have set up a separate bank account and have a separate credit card, both are only used for the property finances. What else should I be doing to protect my self? Do you find rentredi easy to use or is the free version of stessa ok? I'm looking for any and all pointers as I just discovered BP and all their podcast. I'm cramming and spending as much time as I can on the forums and listening to podcast.
