Hey fellow BP investors!!!

Got a big question that I have no idea what to do. So I am looking to put in a patio and a space for a shed to anchor. So I am looking for information on what to use as the base/patio material. 

My current options include: 

Patio pavers (rubber and stone/brick)

Gravel

Cement pad

Nothing/stick with grass

This is currently for my residence thats a house hack but I have a rental that the shed part of this applies as well. So please give me whatever input you can on what material you would use and why? What has best sustainability? What's better for resale value? 

I need some help and wanted to turn to my BP family for advice! Thank you for the advice and your time!

Welcome Chase! I am a new investor as well. BP has been vital in making connections to learn not only with national people but with local investors in my area as well (no specific meetups though). But in your free time I would recommend searching through the forums, reading the blogs, listening to all the podcasts, reading the books and connect with people. Im still not where I want to be yet but have started the journey with the help I have received from friends I have found here.

For now I think just invest in SFH or duplex/triplex properties but within decent areas, don't mind having them be rehabs as I have time and the help when it comes to knowledge and assistance. But for connecting literally just to be in discussions and around others of the like minded people to be able to learn. I am very new to a lot of the language and strategies so I am still trying to discover what would work best for me.

Yes I would love to meet other investors but there are no meet ups in my area. The closest ones are over an hour away in a different state and a completely different market. At least the meetups that are on BP.

 Thanks Caleb! I am hoping to at least start that process and hope that if/when I find someone to share my life with and have kids (God willing) that I will be able to pass off the knowledge and legacy to them and hope that they will continue to make it grow.

Hey community! I am a relatively new investor, only 7 months into this journey. Currently have 1 SFH that is a rental and just purchased a primary residence that I will house hack until I have enough funds or equity to look for another property. I am brand new to not only investing in real-estate but also to trying to become financially independent. I work a full time W2 job as well as part time 1099 job. I come from a family that didn't have the best understanding of finances and I am trying to be the one to change that. I have started with all of my own funds with no financial support. Both of my parents have helped with some projects when it comes to labor but financially is myself and the lender that has been amazing through the purchase of both properties.

So any and all advice is appreciated. I have been digging into to podcasts as well as looking to sign up for a webinar here soon outside of the free ones offered all the time. Looking forward to not only learning from every one but also making connections to learn even more. Thank you all for your time. 

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $116,000
Cash invested: $25,000

Personal home that will become a rental once fixed and updated or will be used for HELOC to purchase other properties on/off market at that time.

What made you interested in investing in this type of deal?

Below market value, appraised at almost triple ARV

How did you find this deal and how did you negotiate it?

Found on MLS, put in an offer with loan at asking and then had increasing limit up to 12,000 over asking.

How did you finance this deal?

Personal for down payment and then bank financed.

How did you add value to the deal?

where do I start.... new paint, multiple fixes throughout the house, updating kitchen/bathroom, landscaping landscaping landscaping.

What was the outcome?

Its a buy and hold so for now just making payments. House hack with no cash flow but drastically reduced out of pocket.

Lessons learned? Challenges?

Challenges is just the sheer amount of work that was needed luckily I have a great support system to help. Always do inspection and use for negotiating power as well as what needs fixed first.
