Partnering through a Joint Venture Agreement is a good way to go, First you have to decide what kind of investor you want to be. Cash flow, buy & hold, quick flip, creative financing, commercial, storage, single family, fix & flip, are all variations on a theme. But it helps to know what your goals are. 

I have decided that I want to be a BRRRR investor, that way I can capitalize using leverage. Fix & Flips interest me, but I have always wanted to hold on to my investment (and my taxes) long term. I do not know much about partnering through a joint venture agreement, but I will definitely look more into it. Thank you!
